Policies for renting

  • Complete and return Rental Application provided by landlords.
  • Provide proof of income in the form of check stubs, tax return or job acceptance letter with salary listed. No applicant will be approved if the rent-to-income ratio of 33% is not met. We currently do not work with debtors in collection, those with bankruptcy in the last 2 years, or Section 8 applications.
  • If your rental application is satisfactory, all persons over 18 will be notified to expect a screening request via email and pay a $47 non refundable application fee for a credit, background, rental history and employment check.
  • Accept the screening request via email from TransUnion / SmartMove, create an account, complete the forms, pay the non refundable $47 online, and authorize TransUnion to release your Consumer Report Information to us.
  • Lease term is two years minimum.
  • Upon final approval, applicant(s) must sign the lease and pay the full security deposit within 3 days of notice.  If applicant(s) fail to do so the property may be leased to someone else.  The Security Deposit is equal to the amount of rent. The deposit is NOT the first or last month’s rent payment. The deposit is refundable after an inspection of the property upon the mutual end of the lease and after the tenant has vacated the property.
  • All applicable utilities are required to be in the tenants name before moving in.
  • Landlord and tenant(s) will have a walk through inspection of the property prior to move in date.  First months rent(s) and non refundable pet deposits are due at that time and keys will be given to tenant(s).
  • Pets are considered on a case by case basis. There is a non-refundable pet fee of $400, with a monthly pet rent of $40/per dog or cat. Only one pet allowed.  **Certain dog breeds and other pets are not allowed due to insurance**
  • NO SMOKING ALLOWED! If it is determined that tenant is smoking on the property, the tenant will be in breach of lease and will be required to pay a $1000 non-refundable fee.
  • Rents are due on the 1st day of each month. After the 5th day, a 10% late fee will be applied.
  • If a personal check is returned, there is $25 penalty. After one return, personal checks will no longer be accepted.
